Signs of failure precede falling: sagging, warping, discolouration, crumbling edges, open spaces, and overall fatigue of the tile are signs that your tiles will need replacing soon. Identifying these symptoms early gives you time to act according to your own timetable and not as a consequence of a tile falling in the occupied area. Below you’ll find information on what to look out for and what the symptoms mean.
An impending failure of a ceiling tile isn’t just about aesthetics; an eventually falling tile may pose a hazard, along with the embarrassment, in an occupied office, store or school. Identifying the symptoms early allows you to act in a more convenient way, order necessary replacement tiles and perform replacements without any hurry. Checking is fast and efficient.
Bowing, where tiles bend inwards rather than lie flat, is a traditional indicator of a problem, typically because of moisture (tiles swelling up from humid conditions) or due to old age. Bowing tiles have lost their structural integrity and will only get worse; they also look bad on the ceiling. Sagging normally occurs in clusters corresponding to a damp area or poor ventilation, and can therefore give clues to an underlying issue to fix.
Warping, meaning the tiles are bent, twisted or do not lie flat in the grid any more, means the tiles have been subjected to moisture cycling or have aged beyond repair. Warping tiles make lines irregular and gaps appear, ruining the ceiling’s appearance and sometimes becoming dislodged from the grid. Warped tiles cannot be salvaged and need to be replaced.
Yellowness, brown tide marks, or gray grime is an indication that the tiles have either aged or been affected by moisture, smoke or grease. Although some surface stains on wipe-clean tiles may be removed, those stained from within by penetrating substances will require replacement. Even widespread yellowness is a sign of the ceiling having run its course
Fibre tiles tend to lose their softness and become brittle as they age, causing them to crack along the edges and fall apart easily whenever they are handled — making it easy for even maintenance work to damage them. It is clear when the tiles are chipped, cracked, broken along the corners and falling apart on the edges that they have lived their life.
Other signs to watch for:
If you see signs in a good ceiling, replace only the tiles that have been affected and are of the same kind of tiles and fix whatever problem that could be causing them. If you see many signs on your ceiling, then it may be time for a more serious discussion about ceiling refurbishment. In any case, responding to early signs of wear and tear is less expensive and safer than waiting for a tile to drop off your ceiling altogether.
Signs include sagging or bowed, warped or distorted, stained or discoloured, crumbling or fractured, poor fit, and aged overall. This means the tiles are getting old and worn out.
Either because of moisture (tiles that absorb humidity) or age. It means the ceiling tiles are deteriorating and will get worse.
If a sagging or dropping tile breaks off, it could lead to hazards in case of occupation. By identifying a problem at an early stage, you are able to replace the tiles without any panic situations.
Ceiling tiles that are made of fiber material usually get brittle as they age and crumble along the edges. If your tiles crumble under the pressure of being lifted, then it means that the ceiling should be refurbished or replaced.
