Ceiling tiles that sag, warp, or fall usually point to one of three causes: moisture (soft tiles absorbing humidity or water), age (tiles beyond their serviceable life), or a grid problem (distorted, corroded, or poorly supported grid). Properly diagnosing which is at play is the key to a lasting fix; once the underlying cause has been properly addressed, the problem will not repeat itself after tiles are replaced. To troubleshoot, check the grid condition and level, make sure the tiles are the correct size to seat properly, and check for air pressure effects near the vents. Address the grid or airflow issue and not just the tile that has fallen.
The entire ceiling is supported by the grid, so grid issues result in extensive effects. A corroding grid (typical in wet or pool areas) Weakens and discolors; a distorted or poorly supported grid lets tiles sit unevenly or fall; failed hangers Cause sagging throughout the area. If the grid is the issue, then tile replacement only is not going to fix it – the grid will need to be repaired, or if it is widely failed, renewed. The underlying issue is that the sagging, warping, and falling tiles are symptoms, and not root causes. If you replace a sagging tile without correcting the leak, or a fallen tile without fixing the grid, all you are doing is repeating the same mistake. Diagnosing the root cause, whether it be moisture, age, or grid issues, combined with a matched replacement (plus spares), will provide a lasting solution. For widespread problems, or issues at the grid level, a larger repair is more economical than repeated individual replacements.

In addition, there are warped tiles that are unable to fit, airflow coming from the HVAC that can lift loose tiles and tiles that have been moved during maintenance but not reseated. In these situations, it is best to address the grid or the cause of the airflow and not just the fallen tile.
Is it possible to salvage sagging or warped ceiling tiles?
A tile cannot regain its shape once it has sagged or warped. Address the underlying cause of moisture or age damage and replace the tiles that have been affected. If the issue is extensive, it may be more logical to refurbish the area instead of replacing it a little at a time.
My ceiling grid is corroding — what should I do?
A corroded grid will weaken, stain, and cause tiles to drop, and is typical for wet or pool environments. To remedy this, repair or replace the affected grid, and in wet environments install a corrosion resistant grid like Donn gridwork. Simply replacing the tiles won’t fix a grid that’s failing.
