The tile’s size (595mm, 1195mm or imperial), edge profile (square, tegular, microlook or clip-in) and grid width (15mm or 24mm) will determine which side goes where, if they don’t match it will cause seating issues with the tile. You will need a step ladder or platform, clean gloves (to protect against tile dust and possible sharp metal edges or brittle corners), a knife and straight edge for cutting the perimeter tiles, a tape measure, and a clean surface for cutting. Before you begin, protect the furniture and floor below the area you will be working in. Have your matching tiles nearby. It is best to work with clean gloves or hands, as finger marks can be seen on the surface of the lighter tiles.
For a standard lay-in tile, gently push the tile upwards into the void, then tilt it diagonally and lower it down through one of the grid openings. Tegular tiles can also be removed in this way, provided they are lifted above the rebate. Be careful not to distort the grid when removing clip-in tiles. The old soft fibre tiles are very brittle and can break apart and create a lot of dust so it is important to support the tile while you are removing it. Instead of carrying them across the space, bag old tiles rather than exposing them.

Calculate the number of tiles needed to ensure the job runs in one pass before placing your order. For this, determine the area in square metres and divide it by the coverage of the tiles (approximately 0.354m² for a 595mm tile or 0.71m² for a 1195mm x 595mm tile). Add a 5–10% waste allowance for perimeter cuts and occasional breakages. If there is a complex layout with a lot of service cuts, you may need to add even more. Since they will match, tiles put aside for maintenance will turn any future replacements into instant swaps instead of requiring a new order. Therefore, order a few extra tiles and confirm stock for the full quantity before placing your order.
To remove a fitting reverse, take the tile and angle it upwards through the gap. Once you get to the level of the void, you can drop it down onto the grid flanges so that it is level. A tegular tile fits into the grid on its own due to the recess on the grid edge. A clip-in tile needs to be presented to the clips and then pressed down onto the clips. The tile should be level with the rest of the grid and should have uniform gaps all round. If this is not the case, check that the tile is not too high, and that the edge profile and grid width are aligned. Ensure that the surface of the tile is clean to avoid any markings.
To fit edge tiles and tiles around lights, vents, or sprinklers, you will need to cut them. Measure the opening, and then mark the tile on its face (face up ). Use a sharp knife and cut along a straight edge (for soft tiles), or use the appropriate cutting tool for metal tiles. When cutting, do so slightly below the opening so that the tile will drop in neatly. Try to keep the edges that you cut to the perimeter. Be careful around services. If needed, isolate and coordinate with the relevant trades for lighting or sprinkler penetrations.
Most issues with installation are due to a small number of errors that can be avoided. These include: using the wrong size or edge profile, using a grid that is damp or corroded, mishandling and breaking brittle tiles, marking the light side of the tile with dirty hands, and failure to order spare tiles (or insufficient quantities).
